Finding a TenantThe rental market in Dubai is very strong and it is a great opportunity to generate further revenue from your investment. We will match the right tenant to the right property, negotiate on your behalf and organise the Tenancy Agreement.

Our mutual aim would be to find suitable tenants as quickly as possible to avoid periods of vacancy.

As part of our service we would:

  • Market and advertise your property, arrange accompanied viewings, and find a suitable tenant
  • Negotiate rent and payment terms on your behalf to obtain the current market rental yield
  • Prepare all necessary documentation and paperwork as per tenancy procedures and Dubai Government regulations
  • Offer guidance and support every step of the way to ensure your obligations as a landlord are met in full
  • Assist with all utility account transfers into tenant’s name

The tenant pays an agency commission fee of 5% of annual rent for this service.

Administration of PropertyAs your property managers, Exclusive Property Management would require key and/or pass card access to your property in order for us to assist with potential tenant viewings, receive furniture deliveries, as well as organise and manage decoration, cleaning and maintenance services.

A signed Management Contract will enable us to act on your behalf for any additional services you may need assistance with such as bill payments, utility amenity accounts, house insurance and communication connections.  We can also provide the use of a postal address in Dubai for your convenience.

To enlist any of our services we will require the following:

  1. Copy of Purchase and Sales Agreement / Title Deeds
  2. Copy of owner’s passport

For Management Services we require:

  • Signed Management Agreement between Exclusive and Owner
  • Keys/access cards to property when available
  • Administration Fee

Property Handover ServicesExclusive Property Management Services can assist new homeowners with the pre-handover inspection conducted with the Property Developer.  One of our Property Management Team will attend the inspection either in conjunction with the new homeowner and the developer’s representative, or for those new homeowners based overseas, we can attend the inspection on your behalf.

During the Property Handover period new homeowners are often rushed through the handover inspection with the developer’s representative.  Subsequently, many defective items may be missed during the inspection.

Exclusive will attend the handover inspection to ensure the following areas are thoroughly checked for serviceability and quality control:

External

  • Concrete finish, texture and painting of the building walls
  • Damage or imperfections to paint or concrete of external walls
  • Window frames, glazing and surrounds
  • Paving and tiling work to patio, carport and front entrance
  • Alignment and finish of fences or dividing walls
  • Exterior electrical fittings
  • Main building exterior fixture and fittings

Internal

  • Doors for correct clearances and function, as well as handles, locks and doorstops
  • Window frames, screens, glazing, surrounds and functioning
  • Plaster works for tool marks, scratches, uneven surfaces and sanding ridges
  • Ceilings for correct finish and visible joints
  • Quality and fitting of ceiling fixtures such as lights
  • Cornice lines for finish and alignment
  • Walls and the skirting boards for uneven levels, finish and painting
  • External corners and arches for straightness/even curves
  • Kitchen cupboards, vanities and the bench tops for scratches, damage, function of doors/drawers and general finish
  • Tiling and grouting for finish, chips or cracks, uneven laying and straightness 
  • Cut-outs from tiling around taps and plumbing for correct sizing
  • Painted surfaces for coverage, blemishes and paint runs (paint spillages onto tiles benches cupboards will also be noted).  Nail holes are also checked for proper filling
  • Baths are checked for scratches, damage, poorly fitted drains or plumbing fixtures
  • Granite surfaces for cracks, chips, poor alignment or joining
  • All other plumbing fixture and fittings will be checked for damage or poor installation
  • All electrical appliances/connections are in working order
  • Key and lock availability

Inspection Includes

  • A thorough and detailed written report which will be provided within 4 business days
  • Constant follow up inspections (until rectification works have been completed by the   developer).
  • Any further information and/or telephone support required by the buyer after our reports are delivered

PROPERTY HANDOVER AND KEY COLLECTION

Home owners who can not attend the handover procedure in person, in addition to our Handover Inspection Service we will assist in the collection of keys from the developer on their behalf. 

Developer’s terms and conditions will apply for key acceptance by a third party.

Property Care
A weekly property inspection service provides security and maintenance for your property during periods of vacancy.

  • Inspect property a minimum of once weekly
  • Report and resolved any maintenance issues
  • Take delivery of furniture and check quality control and inventory
  • Approved access to property for installations or deliveries
  • Coordinate and manage electricity and water, satellite, telephone and internet connections

Cleaning and Laundry
With our honest and reliable cleaners, we provide a personalised and quality service tailored to the needs of each individual client. We offer professional cleaning services to an exceptionally high standard.

  • A thorough general clean of the property
  • Collecting, laundering and refitting bedroom linen/ curtains
  • Deep clean service to ensure every inch of your home is thoroughly cleaned and sanitised, including floors, tiles, kitchen appliances, washing machines, ovens, fridges, cupboards and drawers, skirting boards, walls, doors, inside windows and dusting of all surfaces
  • Cleaning all safely accessible windows so they are sparkling clean
  • Specialised cleaning services e.g. chandeliers, carpet and rugs, furniture and upholstery can be arranged.

Exterior Gardening and Landscape
Landscaping design services can give you the garden you desire and deserve. The professional and efficient garden design team will work to achieve your specific requests and quality results.
Garden Landscape design, swimming pool/Jacuzzi installation, external flooring, granite slate, cobblestones, marble, and water features.

A weekly maintenance service will provide all the necessary equipment to attend to shrubs, plants and lawn.  This service includes:

  • General tidiness of the garden - raking leaves, weeding landscape area, trimming and pruning
  • Lawn mowing and edge cutting
  • Lawn fertilisation and slow release fertilisation treatment of shrubs and trees, will be carried out periodically
  • Monthly pesticide spraying for lawn and all plants
  • Quotations available for automatic Irrigation systems

Pesticide Control
Unwelcome little visitors can show up even in the best-kept homes. We can arrange a pest control inspection, and if necessary, a thorough pest control treatment. Our aim is to provide a complete solution so your living environment is pleasant and pest free. 

Airport Collection Services
Make your arrival in Dubai relaxed and hassle-free with our Airport Collection Service. A punctual, chauffeur driven service provides collection from and to Dubai International Airport. Visitors will be collected and taken directly to their property address. A pick up time will be arranged for the return flight and confirmed 3 days before scheduled collection.  This service includes a ‘meet and greet’ with key handover. This service is ideal for those investors using their property as a holiday home.

Booking requires a minimum of 24 hours advance notice. Prices are within 50km radius of Dubai International Airport. Passenger capacity is up to 4 people.  Special arrangements can be made for groups or VIPs.

InventoryFor furnished properties, Exclusive Property Management Services will prepare an accurate and detailed inventory of all the items within the property, at the beginning and end of each tenant/guest occupation.

We will conduct a thorough check out service for each tenant to assess any damages beyond fair wear and tear and prepare a dilapidations report for deductions from tenants’ security deposit.

We also can complete a final checklist of defects before expiry of contractor’s warranty.

 Security Monitoring
Exclusive Property Management Services will provide thorough and regular checks of the property for disturbances or damages. We will conduct an internal and external walk around, checking that all the windows and doors are locked and secure. We will introduce ourselves to your neighbours and leave contact details to report any problems.

If you require additional security measures, such as manned guarding service, property intrusion detection systems, personal protection, please enquire for further details. 

Maintenance and Repairs
If the property requires any maintenance we will arrange repairs in a professional and cost effective manner, monitoring quality of service and ensuring there is little or no inconvenience to owners/tenants.

For non-emergency maintenance work, which includes electrical, plumbing, painting, handy man repairs, you will be notified in advance of costs for approval.

An optional retainer of AED 1000 can be held with Exclusive, to assist with payment and avoid any delay in work being carried out. This retainer can also be used for payment of home care services.  All approved payments will be deducted from this amount and outstanding balance will remain as credit.  The balance can be refunded at any time or topped up to increase the existing balance.

Repairs to any defects in a property under contactor’s warranty may be free of charge.   Non-urgent repairs will be conducted within 72 hours of payment.  In cases of emergency, the work will be immediate and payment thereafter.

Property InspectionsProperty inspections are generally conducted on a quarterly basis for those occupied homes with long-term tenants.  This will provide you with the assurance that the tenants are abiding by the terms and conditions of the contract and they are maintaining your property. Tenants are notified in advance of when an inspection is due.

For homeowners whom do not require long-term tenants we will conduct requests for more regular visits to give you peace of mind your property is safe while it is vacant.

Inspections are conducted to ensure:

  • Internal/external lights and electrical supplies are working
  • Air conditioning system is operative and service is scheduled if necessary
  • Water supply and pressure is available and bathroom functions are in working order
  • Pest control is monitored
  • Property is in good internal and external condition
